We were founded in 2013 from an idea that evolved between a group of friends with many years' experience in property ownership, development, letting and property management.

We had seen a common thread in the lettings process that adversely affected all parties involved in a transaction - the letting agent, the tenant and the landlord.

Traditional credit checks and full referencing are carried out after a viewing (in some cases, several viewings) has taken place and an offer made. At this point the tenant has paid a holding deposit/down payment to secure the property as well as administrative/referencing fees to the agent. These are generally non-refundable.

If the tenant fails any part of the application, there are significant delays and cost implications for the tenant, letting agent and landlord.

However, if a tenant was to be credit checked prior to a viewing taking place, everyone involved would benefit from the efficiencies, and have a much more relaxed and positive approach to the offer negotiation. The tenant would also have potentially saved several hundred pounds in unnecessary and unfair fees and administration charges.
